Many of you have followed the story of the Living Springs Log House, so I want you to know what’s happening, clearly and simply.
Where things stand
Barbara, who owns the property, has received an offer, and she’s in negotiation with the buyers now. Nothing is final. Their offer is what’s called a contingent offer, which means they first need to sell their own home before they can buy this one.
What a contingent offer means for you
If you’re interested in the Living Springs Log House, you can still explore it and make an offer. Here’s how it works.
If Barbara accepts the current offer, the property stays on the market and she can keep receiving offers. Many contingent contracts include what’s called a 72-hour clause. If a new offer comes in, the first buyers get 72 hours to show they can go ahead without selling their home first.
- If they can, the house goes to them, and your offer doesn’t go through.
- If they can’t, their offer steps aside and yours can move forward.
I want to be transparent, so you know this before you make an offer. Your offer may not go through, but it’s still a real chance. Coming to see the land costs you nothing, and a strong offer can still win.
Why we hope to hear from you soon
A contingent offer isn’t a sure thing. It depends on the buyers selling their home first, and nobody can promise when that will happen. So we hope to hear from more people, especially anyone whose financing is ready, like a loan preapproval or cash in hand. An offer like that could move forward sooner and with more certainty. If you’ve been thinking about this land, now is the time to reach out.
Why I’m sharing this
I’ve lived at the Living Springs Log House since 2017, as a friend of Barbara’s. I care a lot about who comes next, and I believe people deserve to know where things stand before they put their hopes and time into a place. The price is now $465,000, after a recent reduction.

I’ll post updates here as things change.
How we wrote this together: The idea for this update, and the wish to be fully transparent with readers, came from Patricia Mikkelson, a resident of the Living Springs Log House since 2017 and a friend of the owner, Barbara. Claude, an AI assistant made by Anthropic, helped write it and explain how contingent offers work.
